Mudon

  • Mudon is a gated residential project developed by Dubai Properties. In Arabic, Mudon is known as ‘cities’, it was originally a highly ambitious project planned to be three times the size it is now. The original plan was to replicate five ancient Middle Eastern cities – Baghdad, Beirut, Cairo, Damascus and Marrakech – making Mudon one large city within Dubai.
  • Today, the area is a new housing development on the edge of the desert in Dubailand, at the intersection of Al Qudra Road and the Emirates Road (E611). Mudon has a collection of ready to move in townhouses and villas, with more off-plan additions to be delivered by 2021.
  • Mudon is a gated community with 24-hour security, it offers residents a family-friendly environment. Located in the heart of Dubailand it provides a tranquil yet active lifestyle with the many amenities throughout the area. Residents have access to a dedicated shopping centre, supermarket, schools, nursery, health club, medical centre, mosque, multiple swimming pools and a 1.8 million sq. ft. park.
  • Al Salam Town Centre is a 64,000 sq ft mall that opened in February 2016 and is home to various outlets including Milestone Supermarket, Blossom Nursery Mudon, BinSina Pharmacy, Magrabi Optical, and Champion Cleaners.

Communities in Mudon
There are a total of five sub-developments in Mudon:

  • Al Salam: Al Salam was the first phase of Mudon and handover of 72 of its townhouses began on December 15 2014.
  • Al Naseem Townhouses: The second phase of Mudon. The Arabic themed villas come in three-, four- and five-bedroom variants, and there are also semi-detached four-bedroom townhouses measuring 3,808sq ft. Handover of the first 112 townhouses in Al Naseem began on 15 December 2014.
  • Rahat Villas: Villas in the Rahat neighbourhood in Mudon have been designed in an Arabic architectural style. There is a choice of three-, four- and five-bedroom villas. Rahat propertiess come in the following sizes: three-bedroom villas from 3,716 to 4,260.00sq ft; four-bedroom villas 4,755sq ft; five-bedroom villas from 5,457 to 5,760sq ft. The 450 villas were launched in October 2013.
  • Arabella Townhouses Phase 1: Arabella 1 consists of two-, three-, four- and five-bedroom townhouses and semi-detached houses that include a maid’s room.The two-bedroom townhouses are 1,669sq ft in size; the three-bedroom townhouses are from 1,991 to 2,400sq ft; the four-bedroom townhouses are 2,603sq ft; and the five-bedroom townhouses are 3,068sq ft.
  • Arabella Townhouses Phase 2: Arabella Phase 2 includes exclusive two-, three-, four- and five-bedroom townhouses. The two-bedroom townhouses are 1,669sq ft in size; the three-bedroom townhouses are from 1,991 to 2,400sq ft; the four-bedroom townhouses are 2,603sq ft; and the five-bedroom townhouses are 3,068sq ft.
  • Arabella Townhouses Phase 3: Arabella Townhouses Phase 3 includes semi detached three- and four-bedroom townhouses and detached five-bedroom villas surrounded by green gardens. The project is scheduled to handover in 2020. The size of three-bedroom townhouses range from 1,964sq ft to 2,281sq ft; four-bedroom townhouses are 2,683sq ft; five bedroom villas are 3,041sq ft.
  • Mudon Views: Mudon Views is a group of new seven-storey buildings containing one-, two- or three-bedroom apartments and two-storey duplexes. It is the only apartment complex available in Mudon community. Launched in 2017; comprises of 1, 2 and 3 bedroom apartments. Delivery in 2020.
