Town Square

  • Town Square is a new residential community being built in Dubai Land just south of the intersection of Al Qudra Road and Emirates Bypass Road south of Arabian Ranches. The development includes townhouses and apartments.
  • The project is being developed by Nshama Development, a property development company founded in 2014 by a small team of Emaar veterans.
  • It covers 750 acres, which makes it larger than Downtown Dubai, and when complete will include 3,500 townhouses, 18,000 apartments and a 2.5 million sq ft retail precinct with over 600 stores and food and beverage outlets.
  • Town Square was launched in February 2015 with the sale of 300 ‘Zahra Townhouses’. In March a second phase of 730 ‘Hayat Houses’ was launched. The Hayat Houses have back gardens and are available with three or four bedrooms, a master bedroom with an en-suite bathroom and patio doors that open onto a private terrace.
  • Other residential units, including apartments, are being launched and Nshama forecasts that by 2025 85,000 people will be living and working in Town Square.
  • In March and May of 2015, Nshama launched two phases of townhouses called Zahra & Hayat – each phase offering various types of 3 & 4 bedroom townhouses.
  • In September 2016, NSHAMA announced a new phase of townhouses – Safi Townhouses which will consist of 3 & 4 bedroom townhouses to be handed over in 2019.

  • NSHAMA Town Square is a mega development which will eventually have 3,000 townhouses and 18,000 apartments. The 31 million sq. ft. development will be anchored by a central square the size of 16 football fields which will be surrounded by 350 shops, restaurants, cafes and a shaded public plaza.
  • The main square covers an area the size of 16 football fields, and once complete will be home to a boutique hotel, cinemas and children nurseries. The community will also have healthcare centres and schools. Within walking distance, Town Square Park provides more facilities for children with a trampoline park, Wave Rider, skatepark and basketball court.
  • Town Square Dubai will eventually include 16 community gardens as well as an extensive network of jogging, cycling and walking trails through hundreds of square kilometres of green spaces.
  • The central square will also host a Vida branded hotel, a REEL Cinema cineplex and an open air cinema. Other facilities in Town Square will include extensive walking and cycling trails, a connection to the Dubai Cycle Track, a proposed Metro-line and Etihad Rail. According to press-releases, NSHAMA are in talks with school and clinic operators.

Damac Hills (Akoya by Damac)

  • DAMAC Hills (Akoya by DAMAC) also just referred to as DAMAC Hills is located in the heart of Dubailand.
  • Its master developer is DAMAC Properties, best known for conceptualising and completing several luxury residential, commercial and mixed-use projects in the GCC.
  • Damac Hills is the first villa / townhouse master-development under-taken by Damac Properties.
  • Spanning 42 million sq. ft., DAMAC Hills is home to a variety of mix-use properties.
  • It is located on Al Qudra Road (D63) and features townhouses, villas and apartments beside retail, sports, spa, wellness and leisure facilities.
  • Most of the development area is structured around the Trump International Golf Club. The golf club also has a Trump Clubhouse which features restaurants, state of the art swimming pools, gymnasiums and a health club.
  • The community is composed of three major parts, Akoya Park, Akoya Drive and the Trump International Golf Club. Akoya Park is a massive 4 million sq. ft. park featuring tranquil villas, walkways and small waterways. Akoya Drive is proposed to be a strip of high-end restaurants, retail shops and family entertainment offerings. Akoya Drive is inspired by Rodeo Drive in Beverly Hills and Champs Elysees in Paris. It is taking things one step further by adding an ice rink, a cinema and multiple hotels to the recreational strip. One can find a range of hotel apartments for sale in DAMAC Hills.
  • Further, the 18-hole Trump International Golf Club is a key aspect of the area. It features many amenities including a few exclusive villas overlooking the course. The club also features an amphitheatre for all events in the area.

Palm Jumeirah

Palm Jumeirah, artificial offshore islands in Dubai, United Arab Emirates, the site of private residences and hotels. From the air, the archipelago resembles a stylized palm tree within a circle. Palm Jumeirah was built in the early 21st century and was largely financed from Dubai’s substantial income from petroleum.

Trunk, spine, fronds, and crescent are the names by which the principal sectors of Palm Jumeirah are known. The broad trunk, connected to the mainland by a bridge, serves as the entrance to the development. Another bridge connects the trunk to the spine, a narrow central axis from which 17 fronds protrude. The crescent is a breakwater that nearly surrounds the other sectors. It is divided into three sections so as to facilitate the circulation of seawater. A vehicular tunnel connects the spine to the crescent, and a transit monorail runs about 3 miles (4.8 km) from the mainland to the crescent through the spine and trunk. The crescent is 650 feet (200 metres) wide and about 10.5 miles (17 km) long altogether. At least 1,380 acres (560 hectares) of new land were created in all, within an area about 3.1 miles (5 km) in diameter.

The developer of Palm Jumeirah was Nakheel, a real estate company now owned by the government of Dubai. The master plan was drawn up by Helman Hurley Charvat Peacock, an American architectural firm. The islets were made mostly from sand dredged from the floor of the Persian Gulf, but the side of the crescent that is exposed to the open sea was shored up with stones and boulders from the mainland. Work started in 2001, and land and basic infrastructure were in place by 2004. Construction of the buildings began in 2006, and the first residents arrived in 2007.

Apartments, retail facilities, and a few hotels are situated on the trunk. Closely spaced villas line the long fronds, while most of the hotels and resorts are located on the crescent. In the second decade of the 21st century, at least 10,000 people lived in Palm Jumeirah; some estimates were much higher.

Palm Jumeirah was intended to be the first of three similarly shaped offshore developments in Dubai. The others, Palm Jebel Ali and Palm Deira, are both much larger than Palm Jumeirah but remain uncompleted because of economic uncertainty. Also incomplete is the World, a grouping of artificial islands that is intended, upon completion, to resemble a map of the world.
